If you are thinking about selling your home, you’ve probably read that you should stage your home. But why? And what do they even mean when they say “staging?”

When you think of staging, your might automatically think of a full staging process, where professionals bring in all new furniture, decor, etc., but sometimes staging is nothing more than a few little touches that will make a big impact on future buyers. These can be as simple as a bowl of lemons on the counter, a few plants placed throughout, or putting out fresh, white linens with luxury soaps.

When I meet with future sellers for their pre-listing walkthrough, we talk about prepping for the market and I provide staging tips that will help future buyers feel right at home when they walk in the front door.

Here are 3 reasons you should consider staging your home when you are ready to sell:

Staging helps your home look its best in listing photos.

If you don’t prep your home for sale and do some basic staging, it can really negatively affect the way that your home will be viewed by potential buyers online. Buyers are seeing your house for the first time online, so those listing pictures are super important! Having your home properly staged & ready to go will make a huge difference and help to make your home look its best when it hits the market, which will then help it to sell!

Staging can help with awkward spaces.

Think of any awkward or undefined spaces you may have in your house. Maybe it’s the little nook under the stairs, or a smaller than usual room. Staging these areas to show their potential uses can help buyers see how they would be able to use that space, too.

Staging helps to highlight the lifestyle.

You want buyers to be able to imagine the lifestyle that they would live in your house, and what better way to do that than with staging. This is a really important factor and is often easy & free to do! If you have great outdoor entertaining space, arrange the patio furniture in a conversational way or around the fire pit and maybe put out some yard games. If you have a movie room, pop some popcorn and have a movie playing during showings. Set the ambience!


A lot of these suggestions aren’t anything technical, but they really do make an impact and a difference when buyers are viewing your home online & in-person. Try to imagine yourself as a buyer coming in to your house from the front door and take a good look around at any changes you can make, and ask your Realtor for suggestions, too!
